The Incheon Free Economic Zone (IFEZ) has announced a new consultation service to help foreign homebuyers navigate the complexities of land transaction permits in Songdo, South Korea.
This service, named “Sweet Home Guide,” is designed to assist foreign nationals in complying with Korea’s Land Transaction Permit System. This system mandates that buyers move into their purchased properties within four months and maintain actual residency for a minimum of two years.
Songdo is designated as a land transaction permit zone under the Act on Report on Real Estate Transactions, making prior approval a requirement for all property purchases in the area.
IFEZ states that the primary objective of the program is to streamline the often-complex administrative procedures and offer support to foreign nationals who may be unfamiliar with local regulations and documentation requirements. Furthermore, it aims to deter speculative real estate transactions.
Foreign buyers often encounter challenges due to language barriers and intricate regulatory frameworks. The recent implementation of stricter requirements, including the mandatory submission of funding plans since February, has amplified the need for expert guidance.
The “Sweet Home Guide” program will provide comprehensive, end-to-end support, including personalized one-on-one consultations, assistance with the permit application process, and guidance on post-purchase obligations.
Authorities will also enhance oversight to ensure strict compliance with regulations. Buyers will receive clear and concise information regarding the mandatory two-year residency requirement, as well as the potential penalties, such as fines, for any violations.
“We believe that this service will serve as a valuable and practical resource for foreign nationals looking to establish residency in Songdo,” stated Lee Eun-jin, head of IFEZ’s urban architecture department. “We are committed to fostering a transparent and reliable real estate environment for everyone.”
